Aston Group was appointed by the London Borough of Waltham Forest to deliver a comprehensive programme of fire safety, life safety, electrical and building services upgrades across four occupied high-rise residential buildings as part of the Council’s post-Grenfell building safety strategy.
With a multi-million pound contract value, the Delta Building Safety Programme represents one of the most complex and consequential commissions in Aston Group’s history.
The programme’s objectives were clear: enhance resident life safety, improve firefighter operational control, restore fire compartmentation and deliver long-term regulatory compliance – all within buildings that remained fully occupied throughout the works.
The Challenge
The Delta Building Safety Programme was born directly from the post-Grenfell legislative and regulatory landscape. Following the Grenfell Tower fire of 2017, local authorities across the country were required to fundamentally reassess the fire safety of their high-rise residential stock – not just in terms of cladding and external envelope, but across the full range of active and passive fire protection systems within occupied buildings.
For Waltham Forest, this meant that four of its high-rise residential blocks required substantial upgrades to their fire detection, suppression, evacuation, smoke control, electrical and passive fire protection systems. These were not incremental improvements; they were fundamental, whole-building safety interventions.
The programme was required to achieve compliance with a demanding matrix of fire safety legislation and British Standards. Delivering across this breadth of regulatory requirements – across four buildings simultaneously – demanded in-house expertise across every system discipline, rigorous quality management and a structured approach to commissioning and sign-off.
The Solution
Aston Group’s response to the programme’s complexity was to bring every system discipline in-house under a single integrated design-and-build delivery model. Rather than fragmenting responsibility across multiple specialist contractors, our fire, sprinkler, smoke control, electrical and passive fire protection teams worked as a single coordinated unit – sharing design information, coordinating programme sequencing and resolving interface issues before they reached site.
All systems were developed and delivered as part of a coordinated fire strategy, with full cause-and-effect programming ensuring that every component – from a smoke detector in a flat to the Evacuation Alert System panel in the lobby – functions as part of a single, coherent safety response.

The Results
The Delta Building Safety Programme has fundamentally transformed the fire safety profile of four occupied high-rise residential buildings in Waltham Forest. Residents who previously lived in buildings with ageing, fragmented fire protection systems now benefit from integrated, modern, fully commissioned safety infrastructure that meets current legislative requirements and British Standards across every discipline.
Beyond the physical systems, the programme has also delivered tangible operational benefits for the London Fire Brigade across all four sites, from improved navigation and early detection, to enhanced fire suppression and coordinated evacuation management through the Evacuation Alert System.
